  • Florida’s Unique Housing Market Offers New Opportunities

Florida’s Unique Housing Market Offers New Opportunities

Having worked in Florida real estate for over twenty years, I’ve witnessed firsthand what’s happening in our market right now: there’s no shortage of listings, and we’re seeing plenty of price cuts. Yet, despite all that activity, there’s a real disconnect—many homes simply aren’t matching what buyers are looking for. Size, cost, and location don’t always line up with today’s needs and budgets. A lot of my long-time clients who are ready to move on are finding it tough to sell, while younger buyers are putting their plans on hold as prices keep rising. These trends are creating some noticeable imbalances. Navigating these challenges takes knowledge, resources, and a bit of creativity—qualities I bring to every transaction. As always, my goal is to provide the utmost customer service and help you make sense of a shifting market. If you ever have questions about buying, selling, or finding the right fit, I’m here to help you find your place in Florida’s unique housing landscape.

  • US Consumer Confidence Hits a Seven-Month Low

Lately, we’ve seen US consumer confidence dip to its lowest point in seven months. As someone who’s watched real estate markets ebb and flow for over twenty years, I always pay close attention to how people are feeling about the economy—because it truly shapes our local housing landscape. In mid-Q3, folks felt a bit better about their current situation, but their outlook for income, business, and job opportunities took a hit. The present-conditions index actually climbed nearly 7 points to 121, but the expectations gauge fell about 6 points to 68—a level that economists have long associated with possible recession risk. Early in the quarter, employers trimmed 23,000 jobs and unemployment inched up to around 4%, mostly because more people left the labor force rather than new hiring. Despite these confidence jitters, homebuying expectations only eased a touch and even picked up steam, with about 61% of people still anticipating higher interest rates ahead. With policymakers keeping rates steady and markets not expecting much immediate relief, buyers should expect borrowing costs to remain elevated through the end of the year. My focus remains on helping you navigate these shifts—whether you’re considering buying, selling, or renting, I’m here to help you make the most of any market condition with the resources and experience you deserve.

  • Florida and the Great Housing Mismatch

Living and working in Florida’s dynamic real estate landscape for over twenty years, I’ve seen firsthand how the housing market doesn’t always line up with what buyers truly need. Here in Florida, we’re experiencing a unique mismatch: plenty of homes are available, but many just don’t fit the budgets, locations, or life stages of today’s buyers. As our market continues to age and homeownership is concentrated among long-time residents, it raises questions about what will happen when the next generation is ready to purchase. Affordability here isn’t just about the initial price—it’s also about insurance costs, community dues, maintenance, storm risks, and the realities of car-dependent living. What truly strengthens our neighborhoods is the ability for folks to move within their community—finding the right fit, whether that’s downsizing to a cottage, moving to a townhouse, or trying out apartment living close by. The big question for Florida is whether future buyers will have the choices they need—across price, size, and location—to truly call this place home. Having helped clients navigate these challenges for years, I know that flexibility and understanding local nuances are key to finding the perfect fit.

  • Florida’s housing market corrections continue to lose intensity—see the data across the state

Florida’s housing market corrections continue to lose intensity—see the data across the state

As someone who has witnessed Florida’s real estate market firsthand for over two decades, I’m encouraged to see that the housing market corrections are finally easing in 2026. Across the state, some metro areas are even experiencing gentle price gains—a welcome shift. In places that were hit the hardest, inventory is now declining, which points to stronger fundamentals and less downside risk, even as some corrections continue. For buyers and sellers alike, these trends offer a bit more confidence and stability. It’s moments like these that reinforce my passion for guiding clients through the ever-changing landscape of Florida real estate, whether you’re looking to buy, sell, invest, or rent.

  • Florida Luxury Condos Are Rising Across the State

It’s incredible to watch Florida’s luxury condo scene evolve—no matter where you look, developers are bringing new towers to life, from the sun-soaked coasts to the heart of South Florida. Upscale residences with starting prices at $1M and above are becoming the norm in places like West Palm Beach and Naples, while Miami and St. Petersburg offer stunning options starting in the $500Ks and $600Ks, each designed with those sought-after views and top-tier amenities. The development pipeline is full for years to come, with projects in Daytona Beach Shores, West Palm Beach, Sarasota, and Naples aiming for completion between 2027 and 2031. What I’m seeing every day: buyers are more selective than ever before, focusing on exceptional locations and long-term value. Having spent over twenty years immersed in Florida real estate, I know how important it is to blend market knowledge with genuine care—helping clients find not just a property, but the right home or investment in this dynamic luxury landscape.

  • Condo rule adjustments: A gamechanger for the Florida market?

Condo rule adjustments: A gamechanger for the Florida market?

I've seen firsthand how changes in lending rules can shape our Florida condo market, and the latest adjustments are definitely making an impact. Lenders now require condo associations to undergo full financial reviews and maintain higher reserves, which means conventional loans are tougher to secure—especially here in Florida where condo living is in high demand. As a result, more buyers may start turning to portfolio and non-qualified mortgage lenders to make their condo dreams a reality. Navigating these shifts is where my two decades of real estate experience truly comes in handy. I’m always here to guide you through the ins and outs, making sure you have the knowledge and support you need in this evolving landscape.
