It’s no secret that the Florida real estate landscape has been shifting. More than 1 in 10 active listings are now priced below what the seller originally paid—a clear sign that expectations are being reset to better align with today’s market realities. In some areas, almost half of the homes on the market have already seen price reductions, and seller concessions are becoming more common. After several years of rapid price growth, we’re now seeing the effects of higher borrowing costs, increased inventory, and softer demand, prompting many sellers to rethink their strategies. I’ve witnessed firsthand how some owners who bought at the peak are opting for smaller gains—or even losses—to make a move, lower their carrying costs, or find a better fit. What stands out is that many Florida sellers are choosing to accept lower sale prices so they can move forward. As someone who has been deeply involved in Florida real estate for over twenty years, I know how important it is to navigate these changes with experience and care, always focusing on what’s best for each client’s unique situation.
